What type of notices does Ask Pedru provide access to?
Ask Pedru provides access to the following notices:
Legal notices: mutation, resurvey, demarcation, partition, agricultural tenancy, mundkar notices. These notices are issued by the Deputy Collector or the Inspector of Survey and Land Records for public notification. Legally, these notices are required to be printed in a daily newspaper if an interested party is not able to be served by registered post. Legal notices are important because they can create a permanent change to the government record with regard the size of your property, ownership rights etc as well as permanent change to the physical boundaries of your property.
Land Purchase/Sale Notices: Land Purchase/Sale Notices are issued to verify the title to a property a buyer is interested in acquiring. Parties who have an interest in that property are invited to intervene;
Caution notices: Caution notices are issued to warn the public that someone is trying to sell a property/enter into a transaction regarding a property, who do not have correct legal title to do so;
Inventory notices: An inventory is the process of transferring assets of a deceased person to their heirs. At the start of inventory proceedings, the Court orders interested parties to be served notice by registered post. Where a party is unable to be served notice by registered post, the notice must be published in the newspaper
Succession notices: These are notices which state that a person has died and who the legal heirs are. These notices are important if you are actually a legal heir but have been left out from the notice;
Revocation notices: These notices warn the public that a Power of Attorney is no longer valid.
Name notices: These are notices notifying the public of a change in name, or that someone goes by multiple names.
Am I able to search for historic notices?
Ask Pedru has created a search function where Legal, Property Acquisition and Caution notices can be searched by setting the Taluka and Village. This function can be useful for an advocate investigating the title to a property. Or an individual interested in notices that may have impacted their property.
I don’t have time to search Ask Pedru’s website for new notices. Can you alert me for notices relating to my village only?
For your convenience, Ask Pedru has created an alert service to notify you the notices that are relevant to your village only. This allows you to quickly review notices that affect you. Ask Pedru has also created an alert service for Succession, Inventory and Name notices.
How should I create an alert for Succession and Inventory notices?
In order to protect assets that are still in the name of your ancestor, you should set an alert using their name. Ask Pedru allows you to do this by setting their first name, middle name and last name. As there are many variations in spelling we allow each component to be collectively searched by using ‘starts with’ or ‘contains’. For example, the surname D’Souza can sometimes be spelt as Dsouza or De Souza. In this case it would be better to set the search criteria for last name to ‘contains’ Souza.
How should I create an alert for Name notices?
You should create an alert for name notice similar to Succession notices above. You should set this alert for an ancestor that holds assets that you are a heir to. You should also set it for your own name if you hold assets. This will alert you if someone is trying to commit identity theft to steal assets held by you or your ancestor. Or if another heir is trying to take ownership of an asset that you also have title to.

Why is Ask Pedru compiling real estate notices?
During 2022, numerous cases of land grabbing have made media attention in Goa. In many of these cases, notices were required to be served in a daily newspaper. Acting on these notices could have saved properties. Which newspaper are Real Estate legal notices required to be published?
When there is a change in mutation (ownership), change in survey records (Demarcation, Resurvey, Partition) or an application under the Mundkars Act or Agricultural Tenancy Act, the Deputy Collector (or relevant authority) requires interested parties to be served notice by registered post. If the post is unable to be delivered, the notice is required to be published in one of Goa’s daily newspapers. Goa has 12 daily newspapers written in English, Konkani, Hindi and Marathi. Ask Pedru compiles the real estate related notices printed in the following daily newspapers in Goa: Herald, The Navhind Times, The Goan, The Times of India, Dainik Herald, Nav Prabha, Dainik Gomantak, Lok Mat, Tarun Bharat, Pudhari, Goan Varta, Bhaangarbhuin.
Where do I find the Survey Number of my property?
You will be able to find the survey number of your property in your ownership document. This could be your Sales deed if you purchased the property, or your Inventory if you inherited the property.
